Compare the same scope
Compare estimates against the same drawings and written scope. Review the rooms, work categories and finish levels included in each proposal. A lower total may reflect a smaller scope or allowances that do not match the selections you have in mind.
Review allowances and exclusions
Ask which amounts are fixed, which are allowances and which remain subject to investigation or selection. Review exclusions and responsibilities with the project team. Keep alternates separate so you can understand the cost of each choice.
Understand how the work will move forward
Discuss the proposed schedule, payment milestones and how changes will be documented. Understanding the estimate is part of choosing a team: you should be able to explain what the project includes and where decisions are still open.
